As your HOA/Community Manager, we are continually performing our weekly, monthly, quarterly, and annual tasks in accordance with our community calendars. In preparation for the coming winter in Park City, Compass Management Services focuses on preparing homes and buildings for cold and snow. Your HOA/Community should be thinking about the following tasks:
- Heat Melt Systems – are your boilers serviced and working?
- Are your snow removal contracts in place?
- Evening pool and gate lockup in common spaces.
- Is your heat tape working properly?
- Are your gutters and flat roofs clean, swept, and inspected?
- Salting sidewalks and common spaces.
- Roof snow monitoring and raking.
- Ventilation pipes cleared – fireplaces and exhausts.
- Fire systems and drum drain bleeding on dry systems.
- Fire inspections as required.
- Monitor drains for blockage.
- Slip and fall signage. Trip and fall hazards and seasonal mats.
- Prepare for guests – door codes, parking , parking passes.
- Pools and hot tubs covered and heated properly and chemically maintained.
- Chimney cleaning.
- Are your fire system and elevator contracts in place and permitted?
- Are your windows and carpets clean?
- Are your snow melt boilers cleaned, inspected, and turned on? Is your snow melt salt stocked?
- Light timers adjusted.
- Sprinkler blowouts completed.
For private homes, you should be thinking about the following:
- Is your heat tape inspected and turned on?
- Sprinkler system blown out?
- Heating systems inspected and filters changed?
- Timers and photocells inspected and operating?
- Soft water system inspected and salt-full?
- Hot tubs deep cleaned and filters changed?
- Fire riser inspected and tagged?
- Pest control arranged?
- All appliances and home theaters working correctly?
- Smoke detector batteries changed?
- Outdoor furniture properly stored?
- Is your holiday lighting arranged?
